Property developers sometimes find themselves in urgent need of an immediate loan to bridge a financing gap.  They can’t afford to wait around while Banks try to make up their mind.   Mezzanine Finance is fast tracked form of subordinated or primary mortgage secured debt.    Mezzanine financing is often secured by a second mortgage, with a second ranked fixed and floating charge over the borrowing entity and its directors. In short Mezzanine Debt fills the gap between the property developers equity and the amount of senior debt available. A Mezzanine Loan is generally only provided when the project is ready to begin.
